thank you so much everyone for the thoughts on this - this was so incredibly helpful.  I will forgo providing the washer and dryer and provide a number as Troy Green mentioned.  have a wonderful and beautiful Friday BP family.

Hi Stephen,

I am also new to investing in the Texas area (have a rental in another state prior to investing in Texas) and just purchased my first rental in Spring Texas recently.  Similar to yourself, my purchase in Spring was about generating cash flow.  I was fortunate enough to work with a great real estate agent who i found on BP who was able to connect me with a list of contractors their real estate team has seen other investors use.  We are currently using a recommended contractor now who is starting on a project for us, once they are complete with our home I'd be happy to provide some references.

As a landlord in Texas do you typically provide a washer and dryer for a single family home?  In our area of Seattle it's typically provided by the landlord and wanted to learn from the BP community what you'd recommend I do as a new landlord in Texas getting our investment ready for applicants

I just purchased our first home just outside of the Woodlands and while visiting the area loved it and see why so many people find it awesome to live there.  Would highly recommend investing in the Woodlands area and personally plan on making our next investment purchase in the Woodlands community.  Good luck 

in Texas I noticed in a lot of the photos that most rentals don't have a washer and dryer included?  are most tenants in texas expecting to purchase or bring in their own washer and dryer unit when they rent your property?

Would love to ask the BP community for some advice and experience, we just purchased our first out-of-state rental in Houston and are in the process of setting up utilities.  As the property owner in Houston do you typically set up the water and garbage under your name and pass the cost on to the tenants?  or do you have the tenants set it up under their names after they move in?

Hello everyone, I'm new to the bigger pockets forum.  A few years ago I started renting out my home here in Seattle and recently read Brandon Turner's book and was excited about advancing my RE investing journey, the Seattle market is really expensive, and was looking at Houston.  Would anyone be able to recommend neighborhoods and communities in Houston to buy a house and rent out?  Would love any ideas as to where to start looking as Houston is soooo big.
