@Rolando Caceres I am actually working through a deal right now using these same numbers for my hard money loan. Seemed too good to be true considering I though hard money was 12-15 % interest rates all the way. Plus the 10% down was a lot let then I was hearing as well.

@Allan Szlafrok yes I think I’m going to really dig into the good parts of Elizabeth and Hillside. Really appreciate your feedback. Have you had any experience using hard money with your properties?

Hi BP Fam,

Need some advise / help as I am looking for a multi family in northern New Jersey market to BRRR. I have family there and was told that areas like Irvington and Elizabeth would be cheaper areas to look into (currently I live in Chicago). I've also visited hillside Rahway and union which could be good possibilities. Any thoughts on areas to consider and or strongly avoid? Looking for B or C area and most likely will use hard money to buy and rehab before refinancing out. Thanks in advance for any advice!
