Hi all!
As I'm starting to really commit to doing REI, I want to form a company that will be buying real estate. Let's say I just want to form a sole proprietorship and call it "ABC Real Estate" which would be buying real estate. I would be taking the loan out in my personal name. The questions I have are:
1) Do I have to file any paperwork to form my "ABC Real Estate" Company if it is just a Sole Proprietorship? I know I would have to file special paperwork for an LLC or a Corp but I wasn't sure about a Sole Proprietorship.
2) Would I hold title in my personal name or my Company name?

Hey BPers!
I'll be making a trip out to Chicago to check out the neighborhoods this weekend and was looking for an agent that has experience finding investors triplexes and quads in North Chicago. Ideally I'm looking for a Rent/Price Ratio of 1.0%. I realize that I may have to buy properties that need a bit of work to realize those numbers and if I do, I'm looking for an agent that also has experience helping with fixing up homes.

Hi all,
I live in CA and am interested in investing in 2-4 unit buildings on the North side of Chicago. I was originally thinking turnkey on the south side but am worried about having trouble trying to sell them if I need to. I'm looking for neighborhoods that can still cashflow on North Chicago but would also have a tendency to appreciate.
1) What neighborhoods would you recommend on the north side?
2) I'm also looking for recommendation for an agent that has experience working with investors and can help me locate and well as coordinate some minor rehab work (nothing major) on the Northside.

Thanks for the lead Nikki! Thank you all for your comments. I was trying to find something in the Frisco, Plano, Allen areas but seems like the prices have gotten too high to get a decent return on investment. I'll look into those other areas you all mentioned.
