Clarification needed. What is the procedure for backing out of a sales contract using the POA document. Is there a separate form for doing so or one can just use the contract and deposit release form? Thanks.

What will be the best way to approach a bank to convince them give you access to some of their forclosure inventory before they are assigned to their agents? I have gone to the bank to talk to the mortgage asset manager for the week and the answer I have had is to contact the corporate office. Can someone give me an idea on how to handle this?

Thanks for that honest contribution. I understand what you are explaining and that is exactly my point. Does anyone with a burning desire to succeed though with no money of his own and probably zero credit potential have any place in this wholesale game at all? Telling every agent you want to work with your situation is an honest thing to do. My question is what happens next when you as a realtor gets to know this fact.

Thanks Chris. If I understand well it's a great idea to let the broker know that you are not the end buyer. At this point I am confused how the negotiations should continue when the broker already knows this fact. It seems as wholesaling is a lot of hassle especially for an investor that is just starting off with no cash.For me I love win-win transactions and really want to know the best way to do this. What are those things that you need to do as some sort of middleman to add value enough to the transaction to be relevant.

Wonderful suggestion Jeff. I'll take a look at it. Chris those suggestions are very thoughtful. One question. How do you guarantee a quick closing if you are wholesaling. Meaning that you depend on an end buyer to close and he/she might not be going at the same pace that you want.
