Does anyone have a great trick for cleaning the dirt around a home after a rehab?  You know, those little chips of old paint, screws, small pieces of wood, plastic - whatnots.  We're on our second rehab in a desert (ground is dirt & sand not grass) and there's got to be a more time efficient way to "clean up the dirt" then me crawling around on my hands and knees sifting through sand for 2 weeks.

Please tell me all your hacks for 'cleaning up the dirt'!

Hi BP Nation, we are planning on purchasing 5 or 6 vintage trailers & Airstreams to place on property we already own.  We will renovate each trailer and rent each trailer as individual vacation (Airbnb) rentals.  My question is, can I depreciate each trailer & Airstream as I would a regular home or mobile home which is a 'rental property'?   It seems logical they would have a life of 27.5 years with accelerated depreciation on fixtures etc and bonus depreciation on whatever we spend fixing them up.  Any tax or cost segregation pros out there who can weigh in?  Thanks!

@Eldar M. We just bought 5 acres with a house on it & we're going to put Airstreams on it.  My question is about depreciating those Airstreams.  I assume they are treated as a regular rental with a life of 27.5 years with accelerated or bonus depreciation on the fixtures, etc.  Do you know if this is the case?   How did you depreciate your Airstreams?

@Paul Caputo would this same depreciation apply to Airstreams or other trailers (not specifically mobile homes) being used as a rental?

@Jeff L. Did you ever find a good CPA.  I'm located in San Diego and am looking for a CPA highly qualified in Real Estate. I'm a beginner with 3 rentals, about to close on my 4th, so I'm looking for someone fairly affordable who I can grow with.
