I have everything running on a home server.

1. Zurmo - Handles all my tracking (leads,contacts,project mgmt,followups,etc)

2. Seeddms - for document mgmt. 

3. LedgerSMB - for all my accounting.

All of these takes some setting up for a home system. Or you can get a hosting plan for some or similar programs.

Not sure you sold or rented your house yet (Hope so) I just seen this thread.

Great Job on the rehab.

I grew up in that area. You are on one of the busiest corners in that neighborhood. Basically at the corner of 2 major streets in that area.

Plus Parking is not that great right there.

Again this is mute if the property is already sold or rented.

1. Clean the steps up. power wash and patch them.

2. Try and keep the yard clean. ( That back yard is pretty rough ). Chain link is common for that area so that is fine. May want to do the white inserts though. to add some privacy for the back yard. Again you are on a very busy corner

3. Stage the home.

Holding expense I kinda just lumped that stuff you listed into one group. I totally agree about using automated calculators. I would just use it as another tool to get a quick assessment of a property. I have a pencil just working on the experience now. ;)

Hey,

So i gave the flipping calc a quick try and it seems great. but I have some questions about how the numbers are being generated. I love using automated apps but I also like to know how things are generated and not blindly trust what any particular app spits out.

The totals i understand. (Skin in game, Note amt, Cost of project)

I don't know how Cash Need to Have is being calculated nor what it means? is that cash at closing or for whole project? Im not sure.

I don't know how Holding cost per mo is calculated. I calculated a diff number when i did my test project to try it out. Which basically was (monthly expenses + monthly loan payment) am i missing something?

Also Projected profit? is it ARV - (holding cost - selling cost)

Im looking at flipping starting then eventually going to a buy and hold. Flipping will stay in the business plan throughout.

Hey,

What part of deals are you guys/gals tracking. I'm still in the initial setup phase and trying to figure out what I should and shouldn't be tracking. My impulse is to track everything but i don't want to waste time tracking variables that really have no effect on the business.

I'm just starting out but my background is in tech. I am currently setting up my server using sql-ledger(Open source accounting software comparable to Quickbooks) and Opencrx(Open source CRM). These take a little more in configuration on the front-side. but well worth it for me being free and all. If you are not computer savvy they may not be the best choice. I almost forgot I also will be using Owncloud a self-cloud doc sharing software also open source (self hosted). for basics i will be using Ubuntu and Libreoffice.
