Hi lovely BP community! 

I'm a newbie investor looking to close on my first deal in the next 3-6 months (fingers crossed). I've been learning a lot here and offline and plan to begin attending local REI meetings. I've seen differing advice on some old threads here on whether new investors should utilize business cards. My question is a bit different: When meeting people involved in REI and especially networking with well seasoned RE investors/professionals, how can you make connections before you have even done your first deal? Would a business card with basic contact information be welcomed or seen as useless? If you are in favor of business cards (particularly for an aspiring buy and hold investor), what should be included? Besides being honest about being a newbie (of course), what tips do you all have for building relationships? As a newbie, I don't necessarily have anything to offer so I'm not sure what the best way to begin the relationships without being seen as a nuisance...

Hi @Account Closed and thanks for adding to the conversation! It definitely seems a turnkey makes it much easier to obtain conventional loan financing. To sidestep this, I'm seriously considering house hacking my first investment. I'm undecided on how I feel about the whole refinancing and leveraging tactic, but it is starting to make more sense to me. As a newbie, I was in a mindset of all debt being "bad", but I am starting to see how that perspective is flawed. Once I get a bit further along/closer to being ready to invest, I will certainly reach out if I have any questions!

Sure am @Eric Sztanyo! I'll be actually moving from FL to OH this January. Phenomenal company! That's pretty cool, maybe I'll meet your brother in-law once there.

What an interesting story @Eric Sztanyo! Once I relocate in January to Cincinnati, it would be cool to connect. I'd certainly be interested in using REI to help revitalize Cincinnati neighborhoods, if you all are looking for more people to contribute. I had never considered a city not having a provision for vacation rentals in their city code, so thanks for highlighting that possibility! I learn multiple new things everyday on BP!

Thanks for responding @Thomas Barrick! I'll definitely be sure to follow up on everything agreed upon in my deal and pay special attention if there's a home warranty clause. Once I close in on a property, I may reach out with more questions!

Thanks for the excellent illustration @Dean Letfus. I've learned a great deal from this thread and after doing some of my own independent research, have come to the same conclusion: my first few projects, especially in Memphis, will be rehabs.
