Another thing to consider when for going "off-market" ... if it's been sitting on MLS for 150 days, it's not a deal. It means hundreds - and since you are in California, maybe thousands ;) - of other seasoned investors have looked, crunched numbers, and passed.

A listing hit MLS here recently and had nearly a dozen offers on it within 24 hours of being listed - several cash investors and owner occupants. My husband and I went to view it and we arrived as people were leaving, and another couple arrived while we were there. THAT'S what an MLS "deal" looks like...

My insight is not about the gurus running free seminars that end in a sales pitch for their 30k gold program - it's just about the community here at BP, and the seasoned pros who spend their free time here networking, answering questions, and discussing all things REI for no compensation.

As I continue on my journey, I'm realizing that becoming "successful" in REI takes a heck of alot more than just education. I put successful in finger quotes because everyone defines success differently.

The two most popular (free) forums on here are the New Member Introductions and the Starting Out forums.  For every successful investor here sharing their knowledge for free, there are hundreds of newbies that come with high aspirations and are never heard from again for whatever reason.  For alot of budding investors, the education stage is as far as they'll ever get.

I think you'll find the folks here offering up their wisdom are creating far less "competitors" than you seem to think.   And of those that do "make it" further than the introduction page become colleagues, not just competition.  

And on top of it all, life really works as @Rick Miller said - if you want to receive, the 'secret' is to give.

I made a bid on hudhomestore.com last night and this morning it says the asset manager cancelled our bid.  

Bid Status:Cancelled

Does that mean it's flat out rejected?  No counter?  Try again with a better offer?

Pretty sure every retail employee in America will be working Black Friday so no, you won't be the only one.

@Ursula B. Please let me know if your scores recover quickly... We are considering financing about 40k worth of rehab this way which will bring my util to nearly 70% from 0%.  I'm very proud of my FICO score and would hate to tank it 50 points long term.
