I would think it depends on the area. I live in a rural area, so dairy farms are no big deal... but houses in the smell radius of the mushroom factory are a different story. Driving by in the morning when there's a chill in the air and the compost is being turned... ugh.
For the life of me, I can't figure out how the people near that business can stand living next door to literally steaming piles of sh*t.

Hello! I apologize in advance if I'm not using the right lingo for my question.. still new at this :)
I'm trying to figure out the tax implications of cashing out stock and using it to buy property. Even though we've been at it for a year, I still feel like I'm in the beginning stages of educated myself on all things REI. I have a potential partner but his capital is currently tied up in vested stock options, and he is concerned about paying taxes on gains if he's just going to turn around and reinvest. I don't know the answer to his question.
I'm more than happy to do my own research, but I don't know the right keywords to search for. I just read the words '1031 exchange' this morning for the first time. Is there a similar concept for moving money from stocks to property without getting nailed by Uncle Sam?

Good credit will give you that boost you need in life in general, not just in your investment endeavors. You'll benefit from the lowest interest rates, and be approved for better lines of credit.
It takes time to build a great credit file, but it can be destroyed in an instant. Go get yourself a starter credit card. Use it sparingly and pay it off each month.
Pull your credit once a year. Always pay on time, even if you can't pay in full. Call and work out payment options. And never ignore medical bills :)

I would personally buy it out right (negotiate!) and leveredge it later down the road when you find your next deal.

So if you bid the starting bid amount, are you then privvy to what the reserve price is?
