I also believe it is very easy to find buyers if you're buying your deals deep! I personally think finding good deals is much harder than finding cash buyers for good deals. Everyone wants to buy when the discount is big enough.

That's great advice! I like to do the same thing and "put the feelers out" before I get a contract. I think it helps my sales process when I'm confident that I have a buyer lined up.

Robs advice is great and I follow the same rules. I require non-refundable money down when wholeselling to a new buyer. I have the buyers earnest money written into my assignment contract and my title office knows to deduct the funds from the HUD.

This will help you qualify a buyer but it won't help you find cash buyers.

Btw, the easiest way to find cash buyers is to mass market great deals that you control. I put all of my deals on the following sites: craigslist, backpage, twitter, local REIA forums, trulia, zillow, eBay, BP, etc. I also put out bandit signs and call everyone I know... including wholesalers. I make sure that all of my ads read CASH BUYERS ONLY -- MUST CLOSE FAST

I value your opinion because you're often on BP.com sharing free marketing advice and helping others learn the business... You've answered a couple of my questions. I'm a skeptic by nature and I'm really skeptical about most pay-for-play RE coaches, mentors, and/or gurus. Your testimonial carries weight with me and you say some great things about these guys.

As soon as I get a contract I begin my marketing. I'm on the phone and internet as soon as I know I have a deal controlled. I believe speed is a very important aspect to a successful wholesaler.

How quick can you find motivated sellers?
How quick can you lock up a house?
How quick can you sell the house?

The faster you are, the more money you'll make!

I think you can learn a lot from a person by asking open-ended questions, getting them to talk, and LISTEN to their responses. You should be able to tell if they're real based on their experiences, knowledge, and RE network.
