Post: I find the BP Podcasts to be fairly useless

I love the forums here.  There are hoards of experienced folks who are very helpful.  I have a long commute to work and so I've been listening to the podcasts lately in my car.  I don't mean to bash anyone but I'd like to offer some feedback.

The podcasts seem to be geared to the high school dropout who isn't motivated enough to get up off the couch.  Why??  Other good industry-specific podcasts focus on those in the industry.  They do not focus on people who are not in the industry and certainly never on someone who is too unmotivated/unfocused/broke/scared to enter the industry!

The quality of the guests is OK.  They are a few sheisty-sounding hype machines on there but the majority are knowledgeable folks.  I just wish the hosts would ask the guests to talk about the business, marketplace, lessons learned and NOT spend 60% of the show asking how they overcame their fear to make their first deal.

Yes, the kids were listed as occupants and didn't actually sign the lease.  You're right; I could avoid the issue and have him sign a new lease.

The reason I'm not paying to get a lawyer is that this is trivial and the sister and brother will probably be friends again soon.

I'm looking for some advice.  Please don't tell me to consult a lawyer; that's why I'm asking it here.

A mother and her 2 children signed a lease.  2 years later, the mom died.  The boy was 17 and the girl was 16.  The boy just turned 18 and hates his sister.  I believe the girl moved out but I'm not 100% sure.  He wants her off the lease and thinks he has the right because he's over 18 and she's not.  Their aunt now has legal custody of the girl.  Can I take her off the lease without her signature or would I be violating her tenant rights?

Whose name is the water in?  If yours, shame on you and change it.  If his, let him not pay and let the water get turned off.  I've never seen an eviction case dismissed because the tenant didn't pay his own utilities.

A tenant had 2 big dogs and the apartment smells horrible.  We ripped out the carpet and padding and a concrete floor remains.  I've heard Kilz oil-based is used for pet odors but isn't it usually for wooden floors?  Can a concrete floor, painted drywall, or kitchen cabinets hold in odors??  What should I cover with the Kilz?

Thanks for the feedback.  I spent a few hours with a couple guys bleaching walls yesterday and they wanted to shortcut it.

I own C-grade apartment buildings.  I've always bleached the walls instead of painting over the dirt/fingerprints.  Bleaching is better but it is time consuming.  I've always criticized those who just paint over the gunk even though it seems everyone does it.  What is the harm of painting over a thin layer of non-greasy gunk during every apartment turnover?

To answer your question, if the mortgage balance exceeds the sale price, it's a short sale and the bank is going to control the sale process.  The sale will take longer than usual and my experience is that they don't want to futz with a wholesaler.
