I'd operate squeaky clean credit wise and talk to conventional banks once you hit 620-640 (this year).

I wouldn't.  That $25 makes it a double dose of potentially "unfair" bad news.  Raise the rent with ample notice and leave it at that.

A short sale I purchased recently went rather smoothly:  The seller had to pay $16k and the bank agreed to a pretty low sales price.  It worked out for everyone because the seller was anxious to get out of their nightmare.  That seller was smart enough to know the bank wasn't going to pay them to get out of their mortgage.  Russ, maybe share this story to re-adjust your seller's expectations.

Paints are much improved in the last 15 years so you can get away with less work than you could in the past, but I still always do 1 coat of latex primer over new sheetrock and then 1 coat of Glidden Duo and it looks fantastic.

Primer is a fraction of the cost of paint, so my method is cheaper than 2 coats of paint.

 the pex repair will cost AT MOST $200. i can literally do this house in under 1 hr.

I guess it was a minor theft.  It's not just about the pipe parts but the time to fix the drywall, etc.

Also, a theft like this puts the buyer in control.  It just makes good business sense to push for a steep concession, not $1,500.  Just my opinion.

I don't know how serious the copper pipe theft was, but I would have asked for WAY more of a credit for that than $1,500.
