Matthew is technically right but I wouldn't lawyer up unless the situation changed.  99 of 100 "legal" non-eviction problems I encounter every year I resolve by talking, so I completely disagree with those folks who say the first step is to declare war.

Complaining about minor mold is usually done by angry tenants who wouldn't complain if they were happy.

1. Figure out if rainwater or a leaky pipe is causing the problem.  If yes, fix it. If it's ambient air, consider providing a dehumidifier or a/c.  Removing humidity in the air helps a lot.

2. Bleach it out asap.  If you "get legal" or argue that it's not toxic and delay, the complaints will only grow louder.

 Yup I agree.  Secure the house again and when they break in, get them for burglary.  If the police do nothing, call the police again.  Some police are very lazy and do nothing and some will at a minimum make them leave.  Once they make them leave, you get the police log of the call and use that the next time.  I would be very aggressive with this.

I'd let them manage the deposit transfer among themselves.  Just like each might be responsible for 1/3rd, you stay out of all that and consider them 1 entity and collect 1 rent.  You don't want it to get messy.

If I understand the question correctly, electric delivery is a monopoly pretty much everywhere and generation is where you might have a choice.  I wish I could choose my delivery.

It is almost always a bad idea.  You have a lot of charlatans who won't do it, do it wrong or want something in return later.

Family members are not on the hook for their relative's debt.  Only the adults listed on the lease are.
