If I went after everyone who has moved out and left damage in the past 3 years, I estimate I'd have about $10,000 in judgements (for rent and damages) and $0 in collected cash.  MAYBE $500 in cash if I went full force with skip tracers, etc.

A judgement means nothing if you can't collect.  Continue if you are sure you can convert that judgement into cash.

I don't know how anyone can say that's an incorrectly installed shingle based on that picture.  Shingles can whip around, crease and break off in a number of ways with strong winds.

It blowing off right up to the ridge cap did you a favor.  It's a cinch to fix.

Both the motion light and corner lamp were dead when I bought the place and I haven't had time to replace them.  I already had in the plans to add a fence, camera and lights.  I'm looking for the one extra WOW item to really keep them away but they all seem to be illegal :)

I own some apartment buildings in a rough part of town.  The side is next to some woods and we just had a break-in on the apartment on the very end.  I want to put up some kind of fence to prevent people from coming out of the woods, breaking a window and carrying the loot back into the woods.

All my good ideas (tall fence, razor wire) are prohibited by the city.  A 6' fence might help slightly but most kids can hop those easily.  The area is too shady to allow much in the way of thorny plants.  What else can I use to keep the outside thugs out??

 That is a horrible strategy (my opinion).  You already posted the eviction notice, now evict him and be done with it.  He's not the boss, you are.  If he's determined to trash it, he will.  You can't be at his mercy.  Evict now.

C-corps are taxed at the entity level. S-Corps have passthrough taxation just like LLC's (excluding that oddball election). I wouldn't go with a C-corp due to the double taxation.

Don't use the previous owner's eviction.  Start your own.  Also, you need to relax.  I was mad the first couple evictions and now they are liking making a cup of tea:  do it correctly and calmly and no one gets burnt haha.

I have evicted people I never met.  You don't need their cooperation.  Just get er done...and relax.

PS-If you need their name, tell them you are giving them a decrease in rent and you need to see their ID to write the amended lease.  Then give them the amendment.  They will be out soon anyways so the lower rent doesn't hurt your pocket.

PS-You don't need all their names.  Just get one adult and say "et al" or all other residents in the complaint, depending on the norm for your state.
