I might be biased because I work here but San Antonio is great. Low price of entry, diversified economy, investment action from flippers and rental owners.. It's just a good place to be. The people I work with have not stopped due to the virus. I would highly recommend putting your money here.

From what I've heard there aren't a lot of resources right now for this situation. The stimulus package is supposed to include a check for everyone so that may help for a month or two. For your tenants that have gotten laid off, if you haven't already, suggest they get temporary jobs at places that are hiring aggressively right now. HEB, Amazon, CVS, Walgreens, just to name a few.

This is a temporary issue.. we are most likely not heading into a recession. Oil prices are way down because travel is way down because nobody is allowed to go anywhere or they're worried about getting sick. Don't target properties with recession proof being a top criteria item, just focus on the numbers and cashflow as usual. If you're in San Antonio and you want something stable my suggestion is always to look near one of the military bases.

Do you guys think the prices of distressed houses in San Antonio are going to take any kind of significant hit??

From what I've seen rental buyers are still going pretty much full force but flippers are taking their foot off the gas, anticipating the market to take a hit really soon and get them a way better price. Based on what happened here back in 2008-2009 I don't see it crashing that much, we still have a ton of people flowing in due to the city's affordability, but I'm curious to hear everyone else's opinion.

I work with investors in San Antonio so the biggest obstacle that's come up is meeting new people in person. Those that I've already networked with seem to still be buying.

Otherwise business as usual, just a lot more working from home which I assume almost everyone else is having to do as well.

If you're just getting started I think you'd be hard pressed to skip over San Antonio based on price of entry alone...

Obviously every market is competitive right now but I think you'd have a better shot here especially being an out of state investor. I see absentee-owned properties with mailing addresses in California all the time on San Antonio's MLS, so people are definitely doing it. Give us some more details about what you're looking to accomplish so we can better help.

Hey Greg, not sure where you're located but there are many great in person meetups in San Antonio, Rick has one of the best in town in my opinion. But those may be on hold due to the current outbreak of coronavirus.
