I certainly know of a couple agents who are hustlers. Let me know if you need a referral on that.

Might be tricky to get something sold right now but don't let that stop you from working on your property in castle hills because once restrictions ease it's probably going to fly.

Only partially. The first week was rough and most of my investors that I called were really unsure, but at this point things are starting to return to normal. There's some confidence at least here in San Antonio, Texas that real estate prices are not going to be affected significantly in the long term.

Yes I do. My recommendation would be save up money all this year, hopefully something like 30-40K total in the bank by the time you're ready to buy a property. Then throughout this year explore markets you'd like to invest in. If possible once you find somewhere you really like maybe drive/fly there and check it out in person. S Presa to the riverwalk, Beacon hill, LA Heights, San Pedro place, olmos park, certainly have houses with a similar level of character without so much risk of having your stove dragged out 4 times... lol

Yes I do have some thoughts on that actually.

I talked to an agent who listed a rehab there a month or two ago, and he told me something really unbelieveable...

They staged the house, put in appliances and listed it, and they had their stove stolen not once... not twice... not three times

FOUR TIMES, somebody broke in and dragged the stove out. Left deep grooves in the hard wood floors.

These neighborhoods on the east side have been high crime areas for a long time, and might be better left to the professionals until the crime is driven out farther down MLK. But those are definitely the hottest areas to do flips right now, which is what you asked originally. Maybe not ideal for your first flip but once you've built up some experience the crime rate may be down, or you may be better prepared to deal with issues like that. I've heard of some rehabbers paying one or two members of their contracting crew to spend the night at the house.

Wow. That is an eye opener for me.

I work in San Antonio and I think the highest slab foundation repair quote I've ever been given was 15K, for a house where the foundation was so off the roof was caving inward.

Typically for what you described the cost in my location would be somewhere between 8-12K with an engineers report and 5 year real warranty included.

That may be a normal price for your area, but as others have mentioned certainly get a 2nd or even 3rd opinion and negotiate as well.

Question for all the other BP Pro members.

What are the best perks / calculators that you have found useful to your business?

I'm a wholesaler so I would like to know which calculators have worked the best especially in regards to flip / rental strategies, I'm planning to implement them into what I do to be a better resource for investors who I provide deals to.

Recently upgraded to pro from a plus account last week, and I dabbled with the flip calculator but I'd like to hear thoughts from other members.

Depends how far you want to go into repairs and how much you'd like to spend. The extremely popular areas for rehabs right now are close to downtown, Dignowity, Denver Heights, some parts of Highland Park. If you wanted to use all cash you could afford a project in denver heights for under 200K without a doubt.

What I would recommend is look for deals everywhere when you get here, then start looking into each neighborhood when you have properties there to look at. When I started with no knowledge of real estate in San Antonio I would always look into the neighborhood and area a lot when a deal would come out there, then I can tell if that's a good buy now, and if not, now I know the area.
