Getting a beautiful property rented out above 3000 per month is not your biggest obstacle.. I've been in touch with an agent lately who just got one rented out in Alta Vista for 3500 per month amidst everything going on. Your biggest challenge is likely not having enough money to put down. Even with an FHA loan, 3.5% down on 285K is 10K, and that's the bare bare minimum. Why not wait until it's closer to the time you're actually ready to move? I'm sure other beautiful houses in the same area will come up again. Save up and re evaluate when the time gets closer sounds like your best option

I have had a great time connecting with other BiggerPockets members in the past. Everyone here seems very sharp and knows how to do their homework. I sell off-market primarily distressed properties throughout San Antonio, TX and the surrounding areas. Majority single family but also some smaller multi family, also vacant lots and occasionally commercial properties as well. I include a comparative market analysis report on every property I release, as well as an in depth repair needs breakdown with a price range so you know what to expect. My personal opinion on this is go ahead and list the first one, and get the rehab done on the second.

I was on the phone with a couple agents earlier today and they're still getting offers in on their houses. Another option for your first one is to rent it out because it's going to be easier to get a tenant in there. The downside is that you can't resell for a decent amount of time (which may be a plus since you can wait for this all to blow over and minimize carrying cost), and you risk them putting wear on your brand new finish. But it is an option.

For 75K in repairs that sounds like a full rehab, which will likely take 2 months+ anyway, might as well get it done. The cost of construction isn't going down, you may even be able to negotiate lower prices right now with your contractor if they need work. If you play your cards right, you finish right when Covid restrictions ease and you're one of the few new rehabs on the market, less competition.

I upgraded to a pro account today and wanted to try out the calculators. This is a fix & flip I am selling in San Antonio analyzed from a cash only purchase perspective. Is this a decent deal? Went generous on some of the numbers like rehab, wanted to see how this would pan out even for someone newer. PURCHASE PRICE IS 179,900.

What is your strategy? That plays a role too.

For rentals I'm personally a big fan of any sub in the northeast where you can be all in (purchase + repairs) for 80-150K. Because usually the rental rate is going to be favorable. One of the ladies I work with just got into a windcrest duplex for 165K Purchase and repairs and we're expecting rents to total out between 2500-3000 per month.

Also great to be near a military base! All the neighborhoods near lackland are prime for rentals because of the high quality tenants or airb&b due to the weekly graduations.

For flips I think it's important to go after neighborhoods where other people are flipping. The hottest places to do that in San Antonio are the near east side neighborhoods, Denver heights, Dignowity Hill, even some parts of highland park now. For a lower price point some pockets of the west side also have quite a few rehabs.

That's gotta be one of the smartest plans I've ever heard of... All the benefits of a cashflowing rental without having to worry about maintenance or bad tenants.
