An income stream is a physical thing, not semantics. So, if you own a building and collect rent, that is an income stream. If you have a different income producing property, that is another income stream. They are physically independent of one another. If you lose one, you still have the other.

Check with your broker before you attempt a wholesale deal.

Hi Elizabeth,

Getting any city to rezone a property can be a long and uncertain process. My advice would be to evaluate the property next door as is and see if it would be a good investment without a rezoning. If yes, make an offer. If it can only work with a successful rezoning I would not pursue it.

You have three things going on here.

First, is the agent obligated to disclose issues they know about to the buyer if the buyer inquires - Yes.

Second, as is in the offer means the seller will not fix anything on this property. What you see is what you get.

Third, when you sign the actual contract and it says the property is being sold as is it means that at closing the property will be delivered in the same condition as when you signed the contract. So if it took three weeks between signing the contract and closing and the pipes were in good working order when you signed the contract and then broke, the seller must fix them.

Hi Aneita,

The best advice I could give you is to first become a good real estate agent with residential buyers. This will probably take about two years and during this time you will learn how to find properties, how to work with all kinds of people, how to negotiate a deal, how to evaluate a property, general pricing in different areas, and a lot more that will position you to eventually be valuable to investors who do not have the skills you have acquired. 

Being an investor friendly real estate agent is not something you just call yourself, it's being knowledgable and bringing value to an investor. There is no short cut for experience and an inexperienced agent is of little value to an investor.

I hope this helps you in setting smart and realistic goals for yourself.
