Hi Stephanie, it sounds like you need the experience and have a way to get it with no risk to you. I would take the deal and at the end evaluate how good a deal it was. If John wants to do another you now have more experience and leverage to negotiate a better deal.

Maybe you're setting the wrong goals. Instead of the number of deals, you could focus on how much money you want to make through your investing. Then the number of deals becomes irrelevant.

Good luck, but there are so many savvy investors and agents that know where to look for sellers that you will have to be really great to find deals with room for your profit.

Any good realtor is available 24/7 to their clients. An agent can get on MLS from any computer so being on vacation should not be a problem unless they are hiking in the mountains. Good agents also don't leave without coverage and should have another agent available when they are out.

You should never be held up by your agent.

Hi Larry, it sounds like you have over reacted to the small dog. Nick L. said it very well. You are punishing the tenant and yourself. You wouldn't charge an extra $25 if the tenant had a baby so why charge it because they adopted a dog. The $300. security is justified and in my opinion, enough.
