@Anthony Newbold, If it isn't required by your municipality, Why do it? The truth is, it's really not that big a deal so long as you aren't required to pay into a HOA to build up reserves for future maintenance. However, fundamentally, I would have a problem with a buyers' lender, requiring property owners, other than the sellers', to agree to a deed restriction. This is my opinion, but, I would tell your neighbor that they should ask their buyer to go with a different loan program, or terminate, as you don't feel comfortable with what they're asking you to do. Just my two cents.

@Justin Fox, One of the challenges will be whether or not the bank will allow you to be gifted the entire downpayment. I know it makes a difference for Owner Occ properties. In regards to %, You may be doing the work, but you have no money invested in the property, make sure you compensate your partner accordingly, as this will benefit you in the long run (more properties). If you compensate as if you get most if not all of the proceeds this will be a one time deal. Just a thought.

  Call the Title closer/Escrow officer you work with and ask them how owner financing is filed in your state, Promissory Note/Deed of Trust, Land contract, Contract for deed, etc... In almost all cases you will want to have an attorney draft one on your behalf, providing you total control over the property, so long as the seller allows. Beware signing owner financing docs that the seller has drafted, as they will offer Seller total control over your ownership and afterwards. I hope it works out!

    I am looking for a little assistance. What is the best way to track down recently filed eviction notices? While I imagine that it is different from county to county, any advice is helpful.

     I agree Mark, Thanks for the comment. In Fort Collins, Inventory has climbed quite a bit from the spring. However, this is arbitrary given how low it got in March and April. One thing we are seeing, Based on recent listings and showing activity, is that buyer activity is calming down slightly. However, it is still moving along at a fast pace. Having said that I do think Sales Volume has some relevance in the Macro sense. If the trend continues, it does't mean we are stepping into a slower market just a more stabilized market, Especially, since it has been so competitive for the last 3 years. These are just thoughts though. I'd love to hear yours as well.
