@Leslie Pappas: regarding the load discussion, isn't it the same thing whether you pay 15% upfront vs. paying it through you returns (reminds me of the argument between a Class A vs. Class B mutual fund share)?  The end result is a 15% hit on your investment.  Since you don't have a choice, I guess it really doesn't matter since the net return is all that matters.  But I still think it's important to realize that there really is a 15% load on the investment.

Isn't the cost of a reverse 1031 substantially more (something 10x more)?  Besides the cost, are there any other issues potential issues when doing a reverse 1031 vs. standard 1031?

@Alex Craig Square 1 would be pefect. Easy access from 5 and 405 freeway and plenty of parking in the plaza.

@Michaela G.  That's actually not true.  The purpose of an ITIN is so undocumented workers (or any worker who cannot get a SSN) can pay income taxes.

 Thats actually a worse choice than a flat fee. There are a number of agents who blackball redfin and wont show their listings. Less potential buyers equates to less demand and possibly a lower price. 

 Seems pretty unethical for a buyer's agent to blackball listings from an entire brokerage.  I would hope their clients would find out about this and fire them on the spot and find a more ethical agent to work with.  

As a buyer,  I would want ALL listings that fall within my given parameters presented to me.  I don't care if the buyer's agent commission is listed as 1.5% or 3%.

You can always just do a cash-out refi on the investment property if you really need the money.  Of course the real benefit of a 1031 is if you plan on leaving the property to your heirs and they get the stepped up basis.
