@Tom Spackman you got lucky that time but in my opinion it's never a good idea to pay out of your pocket. Anyone seriously interested in renting will pay knowing they have no flaws that will disqualify them. Someone who is interested but doesn't want to pay is pretty much waiving a red flag.

@JD Martin I agree with you! To add to that, following through on the rules that were laid out in the lease is very important. If the landlord breaks his or her own rules the tenants will too. Example: Advising that there will be quarterly inspections but you never actually show up.

@Joshua Duvall Glad you made it to Bigger Pockets Joshua, there's so much to learn here!

Much like going to the gym for a full body workout, you'll never leave thinking "well, that was a waste of time"

@Michael Bangsal  House-hacking is a great way to build wealth! I am a house-hacker myself and it's been an excellent learning experience.  Here's a link to an article you'll find beneficial on House-hacking

@Dustin Mathenia right on for posting this sketchy deal on BP, hopefully, others going through something similar will relate and take a step back from making a huge mistake.

@Rick Bassett  This is hilarious and reminds me of something out of the book, Emails from an *******.  John Lindsay, the author, responds to a variety of classified ads, making ridiculous offers to unsuspecting victims.  In this case, this jerk that tried to scam you totally deserved it!

I recently posted an ad up for a room I’m renting, my worst nightmare would be for someone to get robbed by a scammer like the guy you encountered.  I stay away from Craigslist.. it's crawling with scammers.

@Trey Knight "Do I need to quit exercising for a period of time?" Exercise makes your muscles physically tired, but you'll actually feel more energized from it. If you focus on everything else but your health, by the time you can quit your job, your health could affect your ability to enjoy your financially independent life. Thus, you might end up spending your financial freedom money on doctor bills. Don't sacrifice your health in pursuit of financial independence.
