@wayne brooks is right. Almost none of the bidders you see at the steps are principles. They are all there bidding for someone else. When you win the bid you can vest in any name or entity you want.

I'd have more interest in hearing Will speak if he bothered contributing to BP now and then. Lol (Over 10,000 posts! Impressive! I remember in 2008 you were still one of the biggest contributors.) I hope to make it. Thanks for the heads up.

Your best bet to start looking for a seller finance would probably be burned out land lords. Especially out of state burnt out land lords. You can find them by asking a title rep at any title office for a list of out of state non-owner occupied houses in your area. Then send a friendly letter or post card to the owner. There is tons of stuff here on BP about how to write a good letter and how and when to send it. I do a yellow hand made, hand written post card that says "Hi, my name is Derek and I'm really interested in buying your house on (insert address) street. Please call me. (Phone number)". That's it. Pretty lame, I know. But it gets calls. And that's all you want is the chance to talk to someone.

I have a philosophy I've been working on for a few years called the principle of highest and best use. It seems that everyone has traits and talents that come natural and inherent. Very successful people are keenly aware of what they naturally excel at and what features and traits are natural weaknesses. They have worked hard at expanding and developing their natural tendencies and have become skilled at building a team around them to handle their weaker traits. As you read through biggerpockets you will find lots of different investing techniques and strategies. None are right, wrong, better, worse than others. There are so many different techniques and investing strategies because all humans are unique with their own set of talents, tendencies, likes and dislikes. Read all you can and see what speaks to you, your own strengths and talents. Then learn all you can about this strategy. Soon you be an expert in your field!

I'd love to get an eviction completed start to finish in 30 days. Can I buy your system? With the budget cuts on court employees, over crowding of court schedule, free legal services now advertising to all newly filed unlawful detainer and representing the tenant free of charge (on our tax dime) I haven't had an eviction go that smooth in a year. I always offer cash for keys as I hand them the 3 day notice.

That doesn't look bad to me. I have compressor units way more banged up that still work fine. The only thing you really care about: is it leaking! If it works, leave it alone. My 2 cents

Rich Dad and The Richest Man in Babylon are my two annual books to read. I agree with Aaron that I'm not a fan of what he's done since then, education related. But There are many cash flow clubs that meet to play his game and lead to great networking and education. My cousin is a teacher and simply by playing his cash flow game she learned the concepts of the rat race and now owns 3 rental properties that cash flow quite nicely. They have been a major help to her families income, especially after her husband got sick and couldn't work. Good stuff in that book!

That flooring has not held up well for me. I was lured by the cheap pricing (59 cents a foot) and tried it instead of the VCT tile I was using because it looked nicer. 1 year max, and its torn and warped. I went back to VCT.
