That is what everyone is saying in my area as well, yet I am still buying 1-3 properties per month from the MLS. So I wonder if it has something to do with the strength of your offer or something more subtle?

My guess is that the law was pretty toothless. I don't expect to see any significant changes in inventory. (Says the guy nervously who recently loaded up on non-conforming property!)

Not a lot of Californians chimming in..Maybe that's because we go to jail for having an unloaded gun not properly stored for transport, huh? I carry a macarov 9mm in the service bed of my truck next to the hilti gun and shots. When working on my rentals in the rougher areas, I put it in my tool bags when entering and exiting the property. Most of my training comes from target practice in the desert and paint ball wars!

Hope it will grow on me...but the forum page isn't as easy to just scroll through to see what I want to read. I guess the ol' eye will just have to get used to something new...
I do appreciate all of the devotion you put into this site, so I hate to critique, it seems so shallow and unappreciative.

Most of the lenders have been more flexible lately. I think it is a mix of finally realizing how much more they lose if goes to trustee sale, along with the massive pressure of the government to do pre-foreclosure workouts. That doesn't mean they have removed "stupid" from the system...

I just closed a non-owner occ. short sale with Chase. It was a pretty clean process, but the loans were purchase money, so California civil code of procedures 580D came into effect during negotiating. If the property is non owner occ. and the loans are non-purchase, the lenders usually want the borrow to hurt a little in the closing and asks for contribution from the borower to close the s.s. Not always, but that has been my experience.

Scott, clear this up for me a bit. In this thread we are talking about selling a property that we have owned for less than 90 days to an FHA buyer. How do we get around the title seasoning so we can enter into an escrow with an FHA buyer prior to the 90 days? Are you talking about the same thing?
