Hello everyone, I found this great opportunity. It is a 4 unit quadplex in Dennisville, NJ. The exterior has been rehabbed and a new state of the art septic system has been installed. There are 3, 1bd 1ba units that rent out for $1,100 and 1 3bd, 2ba unit that rents out for $1,700. The building is for sale for $279,900 and is in a low crime area placed right next to a church. It is a corner lot with parking but I calculated its Cap Rate at 9% and CoC to be 25%! If all units are rented out the cash flow will equate to $1308/month! The building was built in 1860 and may eventually need a new roof but besides that all looks well. What do you guys think?

@Kirby Davis Yes that is exactly what I am searching for! Just trying to learn more about analyzing homew first and then I believe that is exactly what I will do. I am also considering taking real estate classes so I have information from both ends.

Hello, I am a new investor and recently was exposed to the possibility of investing in REIT's. I would invest in Equity Trust's but am wondering if this method would truly increase my capital investment funds or if I should take my 12k and invest in a duplex. What are your expert opinions on this matter?

@Caleb Heimsoth Hello Caleb, thank you for bringing my attention to REIT's. I will have to do research on that topic to determine which REIT's are the most profitable. If I could increase my investment capital through that method I would be all too willing. Thank you for sharing your knowledge!

@CJ M. Thank you for your expert opinion CJ. I too recently stumbled upon that book and will begin listening to it once I finish "The Beginners Real Estate Investor" book. I also joined meetup.com and joined REI groups through there. Two steps down and one to go!

Hello everyone, I have 12k available for investment purposes and am interested in getting into real estate. I recently finished the book Rich Dad Poor Dad and became inspired. I have been listening to audiobooks on beginner real estate and am looking for some real life advice. From your experience what is the best way to start via real estate investing? Should I buy a home under a FHA, live there, and charge my roommate for rent for two years, then move out and rent the home out to a family or should I take a different approach?
