My tenant hasn’t paid rent since October and has stopped responding to phone calls, texts and rejecting certified mail. Pierce county has a program called Solveit which mandates mediation before eviction. SolveIt hasn’t been responding since a month after we submitted a request. Anyone have experience dealing with Solveit or evictions in Tacoma area/ Pierce county?
As a landlord, my expected positive cashflow is now deep negative because of bad tenants.

Hi All, I am going to complete closing on a SFH rental property in Clearwater, FL . It is not on the beach but a couple of miles from it. I intend to rent it out to long term renters or seasonal renters (3 month minimum). Not looking to do STR because of overheads involved.
I am looking for a real estatement management company in the area that is reliable and responsive. Appreciate your suggestions very much.

I refi-ed an investment property 5 days ago and got a decent rate but was told I shouldn't refi my next investment property due to Fannie/Freddie imposing no discounts for investment properties. I was told they have way too many investment properties and want to discourage it for a while. I was asked to check back in a few weeks to see if the rules have changed.

I see a way to explore individual markets on AirDNA and DPGO and that is very helpful. Do you know if these agencies also have reports that show the most attractive destinations? With the most occupancy, markets with the most demand, top per night price markets, etc.

@Michael O'Hanlon : I have the exact idea too. I researched autonomous self-sustaining homes, prefab homes, zoning, etc. The risk seems to be high but I feel if we can pull it off, we can scale it to other locations relatively easily.
Julie has a good point about boots on the ground. I want my STRs to be managed by someone and it would be hard to turnover rentals without ample options on the ground.

I am considering getting an STR in Tampa Bay area but I wanted to analyze if it was indeed the most optimal STR location. Are there any reports that mines AirBnb/ Hotels data and quantifies the most attractive STR markets?

So you might make more on the STR market with a treehouse or yurt, but your generic 3 bedroom in a good market might be what creates long term wealth!
That's a great point! My currently portfolio includes cash flow + price appreciation. I want to acquire more that meet the same criteria but they are reducing in the WA state area. I figured a good STR might create a good amount of cashflow, probably higher than the long term rental properties in WA state. I guess if a property generates enough cash, it makes it a good prospect to sell to someone else? I want to add 1 STR to my portfolio to diversify my investment too.
