I want to network with other people on here that want to create unique STR experiences. Think a tree house, a lake house, a barn, etc. I am more intent on creating the unique experience and feel creating the unique experience will bring in the money. Anyone else have similar goals ?

I've been pondering about the possibility of creating unique experiences for STR in exotic locations such as a mountain top or a near a lake. My theory is that it would be expensive to acquire one or build one and in some places not possible to build at all. On that note, I was looking at Haus me homes which builds self-sustaining homes. Has anyone looked at them? What are your thoughts about them?

I am looking for an 203K expert broker and lender that has experiencing closing deals in King County. I plan to buy a fixer, live in it and fix it up. Appreciate any recommendations or pointers to stories of people that have done this in WA state.

I see many vacant plots of land with views of the water around the Seattle area like in Island County or San Juan county. My goal is to build a prefab home/ cabin/ container home there and rent it out as an airbnb. 

My experience with real estate is limited to a couple of simple BRRRR I did with some friends. So I am reaching out to the forum to find others to network with and evaluate the idea. Is anyone you know doing this? Are there any article you can point me to about this? What are the pitfalls you see with the idea?

I bought a 5 bedroom house which actually has about 7 living spaces, one full bathroom and 2 half bathrooms (no shower). I intend to BRRRR with it.

I am very conflicted about expanding one of the 1/2 bathrooms to add a shower. On one hand I am thinking a house with 5-7 rooms should have a second shower to improve rentability and on the other hand I am thinking if I should leave as it is and save on rehab costs. Most 5 bedroom houses in the area have more than 1 shower.

Do you think a second shower is required for a 5 bedroom house for rentability and eventually sellability? 

Will it improve rentability drastically or it won't matter?  

How much would converting a 1/2 bath into a 3/4th bath add to the overall appraised cost? 

Appreciate your views on this.

I've been thinking about how to add SQ Footage to a house so it appraises higher than the money spent to add the Sq Footage. What in your experience is the cheapest way to add square footage for an increased appraisal?
