What is the year and who was the manufacturer? Is it a HUD Manufactured Home or a MODULAR?

You may want to consider something like this. We do them all the time and it's not as difficult as it looks. Additionally, you may run into some issues with "legal nonconforming" situations whereby whence you remove an existing structure completely and replace it with a new one you will have to comply with any/all setback and permitting requirements that were once grandfathered in.
It may not be an issue in Michigan but it most definitely is in Cali. Or on an economy of scale basis it may not even be feasible. Good luck. I'll keep you posted on our progress on this particular home if you or any other member/contributors wish.

As seasoned investors in San Diego and Newport Beach we are now pursuing SFR's that can legally accommodate and/or already have ADU's on them. There's a real push by the State of Cali, as a result of the January 1, 2017 SB 1069, AB 2299 & 2406, for affordable housing solutions and this is definitely on the right track. Just a thought.

the MH industry is a completely different animal than conventional site/stick built housing. Plays to a completely different beat for myriad reasons.

If you're not either a California State licensed real estate sales person and/or broker or a licensed manufactured home salesperson and/or dealer I'd be very careful getting involved with any type of sales transaction. The fines for that are steep and the possibility of you getting burned should you bring a buyer to the tale are immense. Walk cautiously down this path or work as a birddog for a licensed professional.
