yes, I used it for a few years with successful results.  Now have 7 rentals and got married.  Shifting to accountant but will miss the lower fees on TurboTax.  It took some time, but made me more aware/conscious of tax regs and how best to stay organzized.  If you don’t have time and interest, pass it on to a professional.

Congrats!  Hard to find 2-4 unit properties in Charleston.  Not to mention contractors over the past year.

I just used them for background check for the first time.  The tenants application came back quickly (I.e. hours) but I had a hard time accessing the report.  If you have a security lock in your own credit the system rejects your own login.  With 3 failed attempt a you’re locked out for 72 hours.  Quite frustrating.  

Cozy has been great for collecting rent.

Is $350 worth it for a vacant policy?   The minimum length is 3 months and I’m thinking the property will be filled within 30 days.   I close Friday and already have a potential renter who knows the house. 

Alternative is to put my normal policy in effect and risk being canceled if they find he place empty.

Can a property improvement under $2500 be written off in the year it occurs, even if the expense happens before a renter is put into the property?

In the old tax system, my understanding was that home repair expenses could not be declared until the property is actually rented. Wondering if there is a way around this rule.

FYI - City marine, and I assume others, charge a primium to owners who do short term rentals.  

I think you have a good idea just make sure you know the marina monthly fees.
