In Charleston SC we have a limited supply of multi-family units. Does anyone have recommendations on how best to find land, approve zoning and build multi family units? Particularly duplexes, triplexes and quadplexes.
Are there any books or other resources I can use to get smart?

What terms are they giving you (i.e. interest and % value)?
It's a great plan, but I've had difficulty finding competitive terms on HELOCs based on my investment properties.

I need to replace broken vertical blinds in a rental. Any recommendations of style/vendor? I was going to replace with new verticals blinds but am now thinking a curtain rod would be cheaper or panel blinds would be more attractive. Thoughts?

We all know the importance of title insurance, but are some policies better than others? Is it worth researching details in the closing process or just accept what is provided?
I've always received title insurance, but can't remember ever being educated on the terms or provided details on specifically what it covers.

Does anyone have a first hand example of how a LLC worked, or did not work, for them?
I currently have 3 properties with an umbrella policy and an could contemplatin setting up a LLC moving forward. I actively manage so expect my vail of protection would be thin. tax accountant says no benefit there. Can only get financing in my name.
Interrsted in experience of folks who have actually been sued with an LLC in place.

I received acceptance today! Now I just have to clear title insurance and figure out how to insure a house with no appraisal or inspection.
So far I have to say auction.com has been professional and responsive.

I'm still waiting for ratified contract. Auction.com says they have up to 14 days.
Went by the house today and found a sign stating that the place was found vacant and to call immediately if occupied. I'm scared they will reject my offer if determined vacant.
Hard not to bite the fingernails with these deals.
