The info and calculator from the BP podcast/YouTube could be the one that Tony Robinson put together. He has a wonderful tool that was meticulous put together so you can be sure it'll come out pretty close. I love your dream and that you want to live it! I don't really have a location recommendation since I feel like it needs to be an area you love. But make sure you do your research since beach/coastal towns have taken the hardest hits in the STR market this year.

You might want to check into a PMS if you're thinking of getting more STR properties and learning how to sync calendars and run most of the day-to-day operations on autopilot.

In some ways it seems like a HELOC on your personal residence would be a better choice, but only if you have a way to repay it within a couple years.

I recently learned there is a lender on BP that does HELOC on investment properties. Reach out to @Adam Bartling and see if he can help!

DSCR loans are great for a STR unless you can use a 2nd home loan and rent the property out when you're not there.

I don't think it's quite like an airplane, because there is more room for a "whoopsie" in the STR investment world then there is piloting an airplane.
