@Eric DeNardo thanks for the replay.

AirDNA doesn’t necessarily account for property type.
Just # beds baths and guests.
It shows daily rate of $279. No way that works out.

It would have to be in a higher class than that.

Airdna does account for property type and the user would need to use the right comps for a luxury property. You need the paid subscription to get the right tools though.

We hired someone to oversee work done on a property that was out of state, and it wasn't even a rehab just a list of projects and maintenance. It's too risky otherwise!

Quote from @Andrew Steffens:

Not sure how Las Vegas operates but when I get a code violation of any sort I get certified mail delivered to my personal house and multiple other regular mail attempts.  I find it hard to believe they did not contact the owner and he had no idea.  I would be curious to see how this plays out in the end.

Exactly, more than likely both are at fault by not paying attention or caring. Or the landlord had jacked the rent up since it was an arbitrager and didn't want to lose that extra LTR income.

I see it's under contract. Is that you or are you considering putting in a back-up offer.

ABSOLUTELY love using Jurny!! My favorite part is having a dedicated contact person that walks you through the entire platform and helps you get set up. Afterwards you have that person at your fingertips through email whenever a question or issues arises! You can create one listing and it pushes out to all the OTA connected to Jurny, and updated listings works the same way. Of course, we'll go and check a few to make sure it went through ok, and it always has so far. So far there has been no connection issues with other sites. The AI feature is great as well! So far, I haven't totally let it go but use it to write messages/reviews, and then manually send them or submit the review. The platform is easy to use, and I love how it's set up. Also, instead of logging in to a ton of different software, everything is right through the Jurny platform and most of it is included in the price. Speaking of which the price is amazing compared to other PMS, but I expect that to change as the company gets more popular.

The one thing some people don't like, is that you can't choose what software to use. For example, Wheelhouse pricing only works with Jurny, as does Turno, Autohost.Ai for screening, etc. They figured out a PMS integrates better if it's only one software instead of many, so after much research they choose the best to ingrate with. The founder was a STR PM in California for many years before creating Jurny; in fact, Jurny was created due to his frustrations with the software available. Now he left PM and has moved into the software space.

If you want more info from another user, Natalie Palmer talks about her experience with Jurny on her Instagram account. She also had their founder on her podcast and so did the STR Secrets Podcast.

@Sarah Kensinger Do you have any groups or individuals that come to mind?

There's a number of them, here's a few options that come to mind....

Micheal Sjogren--STR Secrets
Annette and Sarah--Thanks for Visiting
Tony and Sara Robinson
Rob Abasolo--Host Camp

Thank you sir! I will check them all out. In my experience a lot of STR people all reiterate the same information so I am excited to have some personalized recommendations

The ones I listed are all different in personality and method. So I like to find the people we mesh with the best to join up with.

This is the most ridiculous cancellation excuse I ever heard of. I wouldn't even return the cleaning fee to be honest, I'd politely, or maybe not so politely, tell her to go pound sand..

Rain. Really?

this is the exact reasons I only stay in Hotels and will only do STR as an absolute necessity.. I can cancel within 24 hours and full refund or actually my card never gets charged.. My trip to Montana next week is facing the same thing I had to rent a little house there and of course would you not know it but snow in the forecast and so being on the lake is going to be freezing $ss . I will still go and hope the weather man screwed up some. and in the mountains of the west you know how changeable the weather can be.. :)  If there was a motel/hotel there I would have booked that with the cancellation policy  and probably post poned this trip a week. Of course i understand not everyone can just change dates like I can based on their job..

What hotels do you stay in? I never get full cancellation up to check-in!

Start with the areas that draw you and then go from there. You want passion behind your STR so it's successful! That starts with what locations do you enjoy visiting and would love to share with other people!
