@Melanie Sierra If you attend any REIA meetings in your area, you are bound to come across some as they will often attend the meets themselves. From my experience, you can tell them that you are looking for "distressed, vacant, ugly, long term on the market" and they will still show up with other properties that they are hoping you will find interesting. You just have to keep working on them to show you what you want. Calling the local real estate offices and asking if they have any realtors who have a history of working with investors is not a bad idea either.

@Rick Ferguson  It is always great to get good recommendations. If I ever need someone in the Atlanta area, I will call him.

@Antonio Coleman  I am relatively new to whole selling myself but I find your post confusing. Why are we to call every real estate ad in the local paper and network? To see if the property is a potential investment for a buyer or to let the people marketing the properties know that we are looking for investment properties? Let me know.

I find it humorous to read the responses because the property was in Myrtle Beach and although my acquaintance was willing to give me a very fair price on the property, my numbers just would not come out positively for me and that is why I did not pursue it any further. I appreciate all of the advice because it will be very useful for future considerations.

@Tom Valichka  Do you think that the mountains and the beach are equally good investment opportunities? I have had some of the same thoughts as you and had actually looked at a condo that was beach side that an acquaintance of mine was selling but I have also looked at some mountain cabins as well. Would like to hear your thoughts.

@Kory Denny If I had $100K to invest there are tons of properties in Augusta just waiting to be had and many of them already have established renters in place. You would easily be able to buy 4-6 SFR depending on the repairs needed and they will rent, even when not in the best of shape, for around $600-$800 for a 2/1 and $750-$950 for a 3/2 and that is being conservative. If I had the cash, I would probably do some of it outright cash and finance some so I can keep my options open and then use the cash flow from the investments to finish paying for themselves.....what fun to dream....

@Phil G. from my experience in Georgia, earnest money has been deposited even while during the inspection period, but it might depend upon the deal in which you are involved and the "players" ie. realtor company, lawyer, etc.
