Try giving yourself an option at the 60 month mark for long term fixed rate financing at a rate slightly higher than the current rate in the applicable market. If rates go up you're obviously protected. But the seller would also benefit by having a loan at a generous rate if the rates went down but you didn't sell. When the time comes, the seller might want to continue getting predictable payments and you might not want to sell (or face a difficult market to sell in).
Also, the seller might not want to foreclose if the market for the property is not conducive to selling at the 60 month mark. (After all, if the seller foreclosed the property is now his/her problem & they have to pay the carrying costs on the property.)

When you have a deck removed (or made much smaller), what do you about the old metal & cement supports? Are they a safety hazard if left in? Does covering with new soil & re-seeding the area work or would they be in issue if the ground changes over time (due to rain)?
What type of contractor would you call to remove them completely?

Compared to other parts of the country, the real estate stock in New York tends to be very individualized, non-cookie cutter. A lot of properties have unique architecture, due to a lot of spot building done over the years.
Geographic market areas in the New York City metropolitan area are extremely specific, and there are a lot of factors that can affect the value, like school district. Getting comps on a property is more labor intensive than other places (from what I hear).
