My partner and I are looking to do our first flips in the US market and we have slightly different viewpoints regarding markets. My partner loves fast-moving markets like Texas with short DOM and high appreciation. Being based in Toronto /Ontario which has had an overheated market for quite some time now I am more in favour of starting to do flips in less active markets where there is less competition for properties and contractors.
Around here I have seen many cases where properties get 10 to 20 offers on the first day and good contractors are hard to find, which makes it very difficult for flippers to get good profit margins.
I'd love to get some input from experienced flippers who have worked in different markets. Thank you for your input!

That's awesome info, @Thomas S. - I really appreciate it. I am planning to have any buy & hold properties professional managed, but I take it that the more direct knowledge you have the better. I also love your suggestion of holding everybody / all the students + the parents liable for paying the full rent. And staying away from 1st year students makes so much sense since they might not continue. Thanks for the great advance, Greg.

Great thread, and welcome to @Tim Holmes from another new Toronto member. I am currently also looking at student rentals and multi-family units (triplexes and quads) in outlying areas. How would you find out if a market is actually saturated for student rentals(@Sarah Larbi)?
I also just heard about the BRRRR model which I think is awesome. Would love to learn more about it, would you mind sharing some insights, @Matt Geerts? It's so great to link up with other investors who have been there and done it...
