I know the comps are there but I can find that info elsewhere. What else does the MLS show?

"The Works" is the only thing I've found that works for the rust in my house.  Our water is very high in iron and even though we use salt pellets for iron in the softener, I still get signs of iron on the shower.  Spray it on, let it do it's thing.

When an addition was added to this home, the foundation was (what I describe as) chipped away.  The addition is about 4 inches lower than the rest of the house.  Carpet and padding were simply placed over this.

I had the floor leveled in the living room. The only other spot left is a door opening to a hallway and vinyl tile "rolls" over it.  How do I put the repair to the living room in a very short sentence so the appraiser will understand what the heck I mean?

I have a simple spreadsheet with dates, descriptions and cost of improvements and major repairs for my rental.  Do appraisers generally have a specific format they like to see or doesn't really matter?

Should I include any amount for my labor or somehow indicate I have sweat equity?

Thank you @Julia Dugger.  I do know the previous owner is deceased so I think you are probably right.  Do you have any insight on how Fannie Mae may handle offers on this property compared to their Homepath ones?

The MLS listing for this property says it's a Fannie Mae property and has been listed for 18 days. It does not show up on the Homepath site. Why might that happen?

This HELOC was originally being reported as a Line of Credit. After the bank was bought by another bank, the new bank is reporting it as a commercial installment loan.

I know different types of loans have different effects on your score so I'm wondering if this reporting type is helping or hurting?
