Banditsigns.com or a company I believe is called cheap signs or something like that. For blank corrugated signs, I just called around locally.

There is no foolproof system for sure, but I haven't heard of anyone having this problem. If someone has, maybe they will share their experience.

I agree with Jon. As soon as I get a property under contract, I start looking for a buyer (usually the same day if I have someone in mind). You can always send both contracts over at the same time if you find a buyer quickly.

My REIA group is having it's first informal "brainstorming" lunch this week. I am excited that we are going to have these types of meetings in addition to the regular monthly meeting. I think they are a great idea.

Mike - I agree with J Scott.

It's tough getting houses sold today without the MLS. And if you are new the entire process, it will be even tougher to it pull off without the help of a Realtor.

If you are a rehabber, the commission for the agent (that will ultimately sell the house) should be counted in the figures the day you buy the house. The commission here is 6%, so that means as a wholesaler I have to know that the investor buyer I sell the house to has enough room in my price for this.

I believe that one of the first steps is to decide on an area to invest. This is your "farm area". You need to learn one area at a time when you are just starting out.

Like Danny pointed out, Realtos are a great source of information about a particular area. Once you have chosen your area, go out every Sunday for a while to open houses. You can see first hand what home prices are, and how other homes look on the inside. What amenities do they have? Have the houses been updated?

When you visit these open houses, introduce yourself and hand the agent a business card (yes you must get cards) . Be upfront with them about being a new investor. Tell them you are trying to learn the area. Agents can help you in a lot of ways. And, it's good to remember those folks when you have a referral to pass on in the future.

Patrick - I personally like working in my own backyard, but there are folks out there having success with this strategy. I'm sure some of those investors are on BP.

I think it is a mistake to jump into anyone's 25K program. There is so much information out there for so much less money, there's no need to spend that much money.

I don't know specifically about this program, but I did purchase one program from them several years ago that was so basic it was a complete waste of money. For anyone new, you can get this same information FREE here on BP, or at a $97 Saturday seminar, at a 3 day event at OREIA this fall or from any number of other places. When I called for the "promised" refund if not satisfied, I ddn't get it. What I got was another program that was o basic it was of no use to me either. I totally threw right at 1k down the toilet.

@J Scott is right. Those things should be addressed in the contract. I think overall, it's kind of tough to collect on.
