Hey guys - I wanted to share this with you. It's great for recording short tips for your blog etc especially if you don't like video.

Bill - I might add that the stragtegy you ultimately choose may depend on the lifestyle you want to create. It's important to figure that out.

What about wholesaling for chunks of cash to get started? You could pick up some wholesale deals and keep them for rentals too.

You might want to think about setting up a line of credit at an investor friendly bank now if you think you might want to rehab. While you still have a job, is the perfect time to "try out" some strategies.

McKellar - Get a structural engineer, and you will most likely need to have the the tree removed. Any crack that is wide enough to slide a nickel in is cause for concern. This situation will likely only get worse. The structural engineer can tell you what you are facing.

This summer has been really hot, and one of the worst years we saw for structural problems was after a summer of drought. We saw a lot of foundation problems in our home inspection business that were never there before.

Anytime you can get in with no money down that's great. Is there a time limit on just how long you must remain a tenant? I would encourage you to reach out to my friend @Bill Walston. He is here on BP, and he is an expert on lease options and multifamilies. He also has a site called BillonBusiness.net. He would be a good resource for you.

I double close almost all of the time. Like @Scott Costello said, it's cleaner and I would rather spend $300 extra to avoid problems with the seller.

There are pros and cons for each way of thinking. In the end, you have to make the decision. Josh posted the link to a post about pets and possible liability that I wrote for this site. You should certainly find out what the laws are for your state.
