We just used Cornerstone for 2 inspections there last week. Pretty affordable and they seems to do a very thorough job.

Thanks for the responses and sorry for the late reply on my part. 
Drew - after talking to the Adams County Motor Vehicle Division it doesn't appear that participation actions work the same for mobile homes as actual real estate. That's why I was transferred the the DMV - it's titled and classified as such. Do you know anything about that?

Carl/Ned - It does appear that I can create a LLC and buy the tax lien that way - but I also looked at simply transferring my portion of ownership into a LLC for (liability protection) but I can't do that without the other party's permission for again, the same reason, it's titled as a motor vehicle and apparently they just don't do it that way... seems weird to be but that's what I was told.

It's incredibly difficult to estimate the value of mobile homes. Trulia/Redfin/Zillow... all worthless. I'm guessing no more than $7000. What's the typical cost to bring a partition action up in court? Since it's that low, is that something that's done in small claims court?

@Drew Fein No, the home is in a mobile home park. Lot rent is paid to the park every month.

@Drew Fein It's not difficult with mobile homes because there's only a single year period for the owner to redeem their interest, not a 3 year period like a "regular" home. Since there are specific and special rules for mobile homes, I posted specifically in this forum.
The problem is, I don't know where the lines are the same, separate or where they blur. The waiting period is clearly different, but the partition may or may not be different... I simply don't know.

Hello-

I have some pretty specific questions about mobile home tax liens in Colorado. I am currently a co-owner on a mobile home. Long-story made short, huge falling out between me and the other owner. It’s always been the other owner’s responsibility to pay the taxes since she occupies the home. She’s gone delinquent every year for the past 5 years. I was unaware of this until recently. It appears that she’ll go delinquent, the tax lien gets sold, and then she’ll catch up the past-year’s lien right before the deadline but still fail to pay the current year’s taxes so the whole thing starts all over again.
My questions are this: Can I bid on the property at a tax lien sale even though I’m listed as a co-owner on the title of the property? If the lien does go into full default, can I file for full ownership even though I’m listed as a co-owner on the title? If not, I’m pretty sure I can still do everything, I’d just have everything under a friend’s name and they could ultimately quit claim deed the property to me afterwards?

The title is tenancy in common, not JTWROS.

Lastly, what are my options for getting out from under the property short of just walking away? It’s my understanding that in most cases when it comes to dividing up property, if the 2 parties cannot come to an agreement on their own, it goes to a court decision and the court typically mandates the sale of the property, the proceeds are divided equally and the parties go their separate ways. Any real estate lawyers in the house that know if this is the typical procedure in Adams County, CO?

Appreciate the response @Travis Sperr I thought so, but wasn't 100% sure. It's my 1st purchase of this sort but have done plenty of research into the area and comps so I'm satisfied with the numbers. However I AM still having an inspection done and the deal is contingent on that.

Hi-

Need an answer quickly as the market here in Denver is insane and I need to move quickly on an offer. Purchasing a property outright with funds from my SDIRA. Is it necessary to obtain an initial appraisal for the property I'm going to purchase? The quicker I can make the deal go through the more likely my offer will be accepted since there are multiple offers so if I don't need it, I'll bypass it since appraisers are currently scheduling 3-3.5 weeks out due to the market here. 
I've searched the forums but am only coming up with the yearly appraisal that needs to be done on the IRA, not this specific question.

As you read, I was able to log in and run a check after I figured it out on my own. It seem really dumb to me that an account with SmartMove isn't simply an account and you have to jump through an extra set of hoops just to log in. I'd think that a company would want to make access to their services as simple as possible. Either way I'll definitely be using another background check place in the future. In addition to not having access to records online like other services like erentalservices.com, which allows me to log in and look at past checks which include vitals that I may need to assist in skip trace like SSN or DOB, (unfortunately in that positio nas we speak) SmartMove doesn't do employment or previous landlord checks either. For the extra $5, I'm better off using Rental Services. I tried SmartMove and I'd use it again if it included these services. What I did like about SmartMove is that is allows me to see the whole credit report and Rental Services doesn't. If I could combine the 2 services, I could rule the background check world.
