@Mike Day Same here. Multifamily seems to be the way to go. That's all we have there in Indy. I told Michelle (office manager) that you might be calling. Good luck!

@Peter Stewart I'm out of state. Are you in-state? I could arrange for them to show you a couple places. In the meantime, I'll look for some of the pics.

Kevin Your Handyman (look it up on Home Advisor - I've posted contact info for them here before and the post got deleted for whatever reason)
I've used them for over a year for all our Indianapolis properties. A couple of turns and one pretty major renovation for a property that we purchased.

Renting: I use Zillow (which posts to Trulia and Hot Pads) I also use Go Section 8 to list properties.
Selling: Haven't sold any properties there yet so I can't answer this one.

Hi Alex -

How hands off/on are you? Are you looking for a full on Property Management Company or are you looking to do some of the "leg-work" yourself? I work with a company that holds the keys to my properties in case of a lockout, they basically do everything that a property management company does other than find tenants and collect money. I list the property and set up payments via Cozy or deposits into a local bank - that's about it. They meet with the tenant, show the property, handle the signing of the lease (I usually do that online and cut them out of that process but they can/will do it.) Basically it's a' la' carte service. You only pay for what you need/want. I've worked with them for over a year and and very pleased. The savings of not having to pay a monthly fee is very worth it to me, but if you are very hands-off and don't want to do any leg-work yourself, then they wouldn't be for you.

Kevin Your Handyman

They take care of all our rentals in Indy. They've rehab'd another investor's property and done some extensive repairs/remodels for us.  (you'll have to google the number, my post got deleted/rejected last time I tried to post it)
