Thanks For the response! I should clarify, I understand the normal eviction process. I’m hoping someone has a loophole to get him out sooner than 30 days.

I owe a duplex in rural Illinois with an inherited tenant on one side. This man doesn’t take care of the place and has a drinking problem. Recently a single female tenant moved into the other side and on the very first night of being there he tried to attack her. Long story short, he was drunk hitting on her, she felt very uncomfortable, fled inside and he tried to break in. She didn’t press charges, the cops didn’t do anything, he’s still there, she’s not going to move in. I want him gone, now. I don’t feel right moving another tenant in until he’s gone. His lease with us is expired. Any advice on how to get him right away? I would prefer not to do cash for keys and I honestly don’t even think he would go for it.

I'm a real estate agent and investor in Springfield, IL. It can be hard to find the right deal in the right area of Springfield, but they are definitely out there! Taxes are high here but a lot of people do very well. Feel free to reach out if you have any questions!

Thank you for your input! The previous owner had a new system installed, so I asked where the laterals were laid just in case we needed to do any work on the property.

I wouldn't be so worried about something like a mini excavator or a car. But this backhoe weighs 25,000 lbs and left deep ruts in the yard.

My fiance and I recently bought a duplex in Illinois that is on a spetic sytem. We called the city to have the water turned on. When they came to turn it on, they were unable to turn the valve. I was surprised were the meter was placed, in the backyard three feet away from the house. So they had to  replace the meter setter and the meter pit. In the process, they drove all over my back yard with a backhoe when the ground was very soft. Now, I'm worried that this may have damaged the leech field and that the septic may have trouble percolating in the future. There was clear access to the pit without driving over the leech field. And, I got a chance to talk to one of the employees before they started. I asked him to please not drive over the part of the yard with the spetic system and explained exactly were that was. Should I wait and see what happens, discuss this with my local municipality, or contact a lawyer?

From what I understand, you have to hang your license with a sponsoring broker for at least two years. Every brokerage I have talked to requires new hires to split commission with them until they reach a certain cap. I hope that helps!
