So I am at a bit of a crossroad. I am and analyzing and finding deals regularly in my target market. Some of these deals are on the market while others are not. I would love to start investing myself but because of my current situation am not able to finance a deal through a bank and dont have enough cash reserves to be able to manage a down payment as well as small renovation cost etc but I am able to chip in some cash. I always hearing that "if the deal is good enough the money will come" but I struggle with connecting all of the dots together to make a great deal actually come together.  I am active within the real estate community and spend a majority of my week trying to put deals together but feel like my wheels are endlessly spinning. Im worried that I will not be able to afford hard money but would love the opportunity to work in a partnership. I am able to bring deals to the table and am happy managing some of the grunt work on my own. Any advise would be appreciated

Hello, 

My name is Sydney Tiffany, I am 23 years old and have been interesting in working in real estate and real estate investing for the last 3 years. My journey started slowly by just reading and listening to podcast but has gotten more serious in the last year when I obtained my Real Estate License in Victoria, Australia while I was living abroad. Due to personal matters I have moved back to the United States and am settling down in Tulsa, Oklahoma permanently. I am new to the area and am excited to become more involved with the real estate community here. I am currently looking for any opportunities to work under or with a knowledgeable real estate agent in the Tulsa area. I am quick to learn and always try to go above and beyond in my work. I take my jobs seriously and am always able to effectively meet deadlines. I have an easy going and bubbly personality and am generally a very happy, hard working person. When a listing states that a property is subject to short sale does that mean that it will defintely be a short sale property or currently in the process of becoming a short sale property? I guess im just a little confused about the "subject to"...

I really enjoyed listening to this podcast, SO insightful! I will definitely have to listen to that one at once more. Does anyone know whether Paul is still on BiggerPockets?
