Hello BP family,

I was hoping someone could help shed some light on a question I have regarding becoming a real estate agent in Tennessee. Currently I am living abroad in Australia but plan on moving to Tennessee the beginning on 2019. Ive looked into what steps it takes in become an agent there, but I was hoping that I could go ahead and get some of the educational bits of the license out of the way before I move. On most of the websites Im finding my information there is a wait period that you must undergo before you can obtain the license, something like 45 days of residing in the state. Does anyone know if it would be safe for me to go ahead and take an online course before I move, or is it mandatory that I reside within Tennessee before completing my education towards a real estate license?

When analyzing a deal, how much of the success of a deal is based on the location of a unit. Im not talking about a home in a dodgy part of town as opposed to a home in one city opposed to another city close by.. Is this something I should be looking at before making a purchase or do you find that ultimately it doesnt matter as long as the deal is good? Thank you!

Im just starting out in real estate and am still in the education stage right now but I wanted to go ahead and start searching out and analyzing deals. With out having access to the MLS how would you recommend that I go about looking at comps? I would like to look at deals in various markets. Is there a better way than by just contacting real estate agents in that area?
