Hello everyone,
Looking to meet my Louisville neighbors who can help me obtain 50-70K properties for buy and hold purposes. Been in the business now for about 3 years and staying in this range but open to possibilities on multi-family at high price levels.

Hello Everyone,
Wanted to gain the experts perspective on using hard money lenders during a auction. 1. Do they lend in these situations and 2. How does that process even work, since there is not set price until the auction is finished?
Much appreicated

Hi everyone,
So I purchased my first place and everything went smooth. Found a tenant who fit all my criteria, passed credit check and background check. We did a move in check and I went over lease in detail. The first week they move in, they are asking for things to upgrade house, screens. Ceiling painted etc. I have been very polite and explained that the house was rented as is and the move in check list was a security for both parties at move out, not a repair list.
They are a nice family. I need advise on how to deal with this without losing a potential good tenant
Thanks

Hello everyone?
What are your strategies or advice on findings homes outside of the MLS? My realtor does a good job sending me lists within my criteria and showing the ones I ask to see. We have a good understanding. But, how do I find deals outside of this, I feel like I'm only seeing part of the picture.

I won't comment on your deal because I'm new myself, leave to pros. I just am finishing a deal with almost near numbers but in kentucky. Expecting similar cashflow. How long did you have to wait for cash out refinance? Good luck. I agree, finding consistent reliable contractors has been the biggest obstacle. How do you plan on managing the property?
Will be interested to see your story in future.
Thanks and good luck

That's the goal. Most of the big ticket items are fairly new.
