I was wondering if anyone has some advise for me. I have began searching for houses in PA. My Real Estate Agent gave me a contract to sign making him a Buyer Agent. Also in the contract it says that he will get $200 as part of his brokers fee. Is this a red flag I should worry about? Should I take this contract to an attorney and have it explain it to me?

Does anyone know how I can find the owners of an abandoned property? I checked the tax records of this particular house, and saw that the owners still live in it.

I was wondering how to get money partners to invest in REO's with me. Also How can I make sure that I am protected, and get my share of the profits?
This is info I have been wanting too for a long time. Even though I can track down many owners of abandoned property, some are just mysterious, for eg, records will show that the owner still lives there etc.
BTW, how do you guys find out about abandoned properties etc. Do your counties have lists etc?

I read Lance Youngs ebook on real estate investing. In it he says the best way of getting preforeclosures is to go to the person directly. I have heard from other places that it is not such a good idea. So i decided to send mails out but have not gotten any replies. How do you guys get people to answer back to your offers?
Also at what stage do you start sending out mails. I usually see the notices in the newspaper, but usually homes show up in them 2 weeks before the auction at most. There has to be a way to get to people before other investors can. Any ideas?
