@Ryan Dossey do you find Skip Genie to provide accurate data? I have never skip traced before, but want to start for a lake district list that we love. BAsed on some of the podcasts I've listened to they say some of the skip trace information is not so accurate.
P.S. Love your youtube content. We have learned alot from you.

@Michael Arnold did you ever get your hands on a contract. I'm in a similar situation and am curious what you used and how it went. I have an approved building lot under contract and plan on putting a house on it. I would prefer to market it as an available lot for a custom build rather than do a spec house.
Any advice or input on what you did would be greatly appreciated. Thanks.

@Mohammed Araim just wanted to follow up on this post of yours and see what you did and how it worked. I'm in the process of buying a residential lot to put a house on and am in a similar situation, although less complex than yours.

We have done a few flips and BRRRR's, but have never done a new build before. We have an approved building lot under contract. We could do a spec house and sell it, based on numbers we have gotten from a contractor and new house comps from the realtor, we should make a few bucks doing a spec house, but there is alot of risk involved, such as the high construction costs to build a new house.
Anyone have thoughts on doing a builder contract and marketing the lot? If we marketed the lot as a we will build you a new house, how would that work? What type of contract would we use? This is new territory for us and there doesn't seem to be a lot written on it.

My partner and I started our Real Estate Investment business 10 months ago. So far we have had ups and downs, but things have gone well. We have completed 1 flip, 2 BRRRR's, have another BRRRR under renovations, and a lot under contract that we will be putting a house on. Our biggest challenge has been finding great deals. We would like to find local wholesalers to work with to help bring us greater deal volume. I have looked into our local REIA (CTREIA), but it basically seems to be a giant sales pitch machine.
Anyone have advice or stories about what they have done in the past to find local wholesalers. We live in and invest in Central Connecticut. Thanks.

@Scott Wolf have you done this with any local banks? If so what type of terms have you gotten (LTV, interest rate, amortization period). I'm curious what type of options are out there for a commercial loan. It seems like residential rates are generally significantly lower than commercial and the amortization periods are longer (30 yr residential vs 20 or 25 for commercial).

@Peter Walther are you saying that if we quitclaim it from the LLC to our personal names, do the refi, then quitclaim it back to the LLC, that we could void the title insurance policy?
