With that cap rate I am assuming it is for sale for $1.11m? Did you find this property off the market? I don't think a 4% cap rate is bad for residential. I know a lot of people like to brag and talk about higher caps but the truth is that those higher cap rates are really reserved for commercial real estate. Don't let a 4% residential cap rate bring you down.

First post! I recently got a job at a real estate investment firm after being unemployed for 4 months. I am looking to buy a 4plex in the Los Angeles area and was wondering how long of employment duration do i need to get an FHA loan? Also, can anyone recommend any good lenders or multi-family specialist RE agents in the LA area? Thanks
