Ok I think I'm going to hold off on quick claim deed for a little while until I get it down pack. @Denise Evans my bf 3 years is up on his tax lien property, do you have any lawyers you can recommend so he can do quiet title?

They can ride out their grace period but in 6 months whoever is occupying the property will get evicted. I would do it now but I'm a lien holder so I have to wait 6 months til I can file ejectment. Then I plan on going in and doing repairs. They will have to pay me the back taxes, plus what it cost to evict plus interest plus the repairs. So I'm hoping by then they can't afford it and I'll be stuck with them. If they don't redeem in time I will eventually get a tax deed and then I can have the titled cleared so I'll be the owner with no liens or anything

Hi everyone. I ran across a property someone is trying to sale for a nice price. They say it isn't a tax lien or deed. It's a foreclosure and that a deed will not be issued but a quick claim deed. I googled it and I'm not getting a clear understanding. Can someone break it down for me so I want get myself into any mess. I'm in Alabama

Hello all. I received my tax lien to a property a few weeks ago. It is occupied. This will be the last occupied property I purchase but anywho without it being a tax deed I have to wait 6 months before I can evict. I tried contacting the owner but no luck. I spoke with the people who's staying there and she claims her uncle is the owner. I don't think they are taking this situation serious but I'm getting antsy with my investment. At first I wanted to keep it but at this point I don't care if they redeem. Is there anything else I can do other than wait? I don't want to keep bothering the people that stay there but I really would like to get in touch with the owner so I can at least know if they plan on redeeming

@Jay Hinrichs thanks. I'm going to go to the county to see about it. I was just curious. I don't think I can do much more now than to wait. If the tenants ask something to that nature I would just like to be on point with any questions they may have.

Hello everyone. So I just got back my certificate back a week ago. I tried reaching out to the owner. I went to property and put a notice to vacate on their door. Someone contacted me back yesterday

 She said her mother is staying there and her uncle is the owner(either she way lying or really don't know), but in the records it says the owner is a woman. So bascially I just explained to her that I'm legally entitled to possession and if they are going to redeem then I will not go through with eviction but if they don't then I'm going to go through with it. If the tentant is paying rent to the owner, can the owner evict with me having the certificate?

@Yaminah cool so we can learn from each other. Right now I'm trying to figure out if the people that are staying there pay rent to the owner and if the owner could still evict someone. I'm going to try to keep contacting them. At this point it wouldn't even be a big deal if they redeemed Im kinda ready to get my money back so I can start on another investment

@Yaminah Muhammad I've already got the tax certificate back for the property. I'm positive someone lives there. Today I went and posted a notice to vacate on their door. I wrote the owner a letter and I'm gonna wait out the 6 months if no one contacts me then I'll go to the courthouse to do ejectment. The next one I purchase I'll make sure it's abandoned.
