@Rob Ko one of the methods that I'd used previously was checking in the social media of the targeted area. They have so many groups that talked about their area's places of interest (and some even on properties). You can try to look at those posts and have a feel of which houses at which places suits the buyers.

@Rachel H. It looks like you are a pet lover, so tenants with pets don't seemed to bother you that much. But from my personal experience, tenant with pets brings trouble with them. Not only will they carry fleas (which you might need to get a pest control company in), but if there's an incident which their pet attacked your neighbors, you might get some fines for that.

@Anton Watt I would usually try to know them through online but I think maybe you can try out on David Greene's Long-Distance Real Estate Investing. It could contain some information that you need.

@Mitchell Pollard both ways can work. Ultimately you need to understand your geographical location of your investment. If there're more demands than supplies, you could go deep. If it's the other way round, you may try wide. There is no "sure thing" in investment. It's a risk which should be a calculated one and manageable.

@Derek Sperzel from your spreadsheets, it's pretty clear that you are having a good cashflow there. In my opinion, I would keep it and look for other houses to invest. But the decision is still yours.

@Brandon Arnett it is all boil down to the type of tenant you are getting. You will have big headaches when your tenants are not taking care of your properties. The best way to avoid it is by sreening them. There're many topics and guides in this forum, try to search for it. Hope it helps.

@Donald Timmons unless you are ready for customer service, you may want to postphone the idea later. I had experience where the tenant was a total disaster and it took me time & money to clear the mess.
