@Vijaianand Thirunageswaram  That house you found would be great for our lot if it was not quite that wide.  We would need more space on the sides to be able to get to the backyard from the front yard.  The lot is only 25' wide.  Thank you for thinking of us and sending this. 

@Lavar Harden  No luck finding anything to move to the lot yet.  One I found with Cherry House Moving was already in a sale pending status and they are moving forward with that buyer.  They are looking for me though and we are looking also.  I still need to go talk with a modular home company to see if that could be an option also.

@Shahriar Khan  Thank you for your input.  It is greatly appreciated.  We will discuss your option 2 to see if that might be a good option for this house.  I do have Cherry looking for something that will fit this lot.  They had something that would have been perfect but it was already in a sale pending status.  When I talked with her she said it was moving forward.

@Adriel Hsu The resource we are working with is Stafford Building Corporation.  They are in northwest Houston but work in all areas. 

My husband has a security alarm and camera business. Abdel, the owner of Stafford Building Corp, is a customer of his and we also go to the same church.

Do you have a builder you are working with?  I've sent a couple of possible draft plans to Abdel to get rough estimates but would like to check around with other builders also.

@Lavar Harden  I haven't found a house to move to it yet.  I actually found one with Cherry House Moving that was located in Kemah but it was already in Sale Pending status.  I called and they confirmed the sale was going through with the buyer.  The contact at Cherry is going to look for me something.  I'm also going to call other house moving companies to let them know what I'm looking for so they can keep an eye out for me.  I'm also exploring costs for a new build.  I have two potential floor plans picked out that would work nice on this size lot.  I'm also exploring costs for a modular home.  

Basically I'm open to all options, including selling the lot to another investor.

Thank you James and John. The house is in the East End area of Houston.  Built in 1930.  Was really hoping to save it and possibly add on but no such luck.

Matthew,  unfortunately so far I haven't been able to find a house to move that is narrow enough.  Looking at all options, stick build, modular homes, moving a home, etc.  We had no plans on being a "builder" this early in our real estate investing business so we will also try to sell the lot to a builder.

I have purchased a property with a house on it that won't be able to be rehab'd because of the extensive termite damage and wood rot.  The house is about 900 Sq Ft.  I have a tear down quote for $8000 that includes permits.  They will take care of the master plumber's permit and work to disconnect and cap sewer and water lines as well as electrical panel removal and gas line disconnects.  They will coordinate disconnections with CenterPoint and have a T pole setup. They will remove front fence to get equipment on property and after they haul away they will level the ground and get the final inspection of work complete from the city.  Does this sound like a reasonable price?

On a side note, I'm interested in possibly moving a house to the property after old house is removed.  If you are in the Houston area and know of a house that needs to be moved and in decent shape I would be interested in it.  My lot is narrow, 25 ft wide by 97 ft long.
